Foundation Repair Services in Garland, TX

From pressed piers to drainage correction, every service we offer is chosen for one reason: it works in North Texas expansive clay soil.

Pressed Concrete Piers

The most common foundation repair method in DFW. Concrete cylinders are hydraulically pressed into the ground — one on top of another — until they reach stable, load-bearing soil below the active clay zone. Steel shims are then placed between the top pier and your foundation beam, and the foundation is lifted toward level.

Best for: most slab-on-grade homes with settlement in the perimeter beam. Concrete piers are the cost-effective standard for typical DFW residential jobs.

Steel Pressed Piers

Same principle as concrete piers, but the pier sections are steel pipe instead of concrete cylinders. Steel piers can typically be driven deeper, which makes them the right choice when stable soil sits far below the surface or when the structure is especially heavy — two-story homes, for example.

Best for: deeper stable soil, heavier structures, and cases where maximum depth matters. Steel piers generally cost more per pier than concrete.

Pier & Beam Repair

Many Garland homes — especially older ones — sit on pier & beam foundations rather than slabs. Common problems include rotted wood beams and joists, failed shims, and sagging floors. Repair means getting under the house: replacing damaged wood, re-shimming beams to restore level, and addressing the moisture problems (poor drainage, plumbing leaks, inadequate ventilation) that caused the damage.

Best for: crawl-space homes with sagging or bouncy floors, musty odors, or visible wood damage underneath.

Slab Foundation Repair

For slab-on-grade homes, repair typically combines pressed piers around the settled perimeter with interior spot repairs where needed. After the lift, we re-check elevations across the entire slab to confirm the foundation is supported evenly — not just lifted at the edges.

Drainage Correction

Water causes more Texas foundation damage than anything else. Standing water next to your foundation, gutters dumping at the slab, and yards that slope toward the house all feed the clay's swell-shrink cycle. We correct grading, install French drains and surface drains, and extend downspouts so water moves away from your home. Drainage work is often done alongside pier repair — fixing the foundation without fixing the water problem invites a repeat.

Includes: French drains, surface/channel drains, regrading, downspout extensions, and root barriers where large trees are pulling moisture from the soil.

What Happens During Your Evaluation

  1. Exterior walk.

We look for brick cracks, chimney separation, gaps around windows and doors, and drainage issues — the story your home's exterior tells.

  2. Interior walk.

Drywall cracks, sticking doors, sloping floors, and separations at the ceiling line get documented room by room.

  3. Elevation survey.

A precision level maps the high and low points of your foundation so the repair plan targets actual movement, not guesses.

  4. Written plan & price.

You get the findings, a pier layout, and a fixed written price. Take your time deciding — a good plan doesn't expire overnight.
